MANDATORY PRE-BID MEETING INFORMATION   * Only bidders who attended at least one of the following mandatory pre-bid meetings will be allowed to bid. The mandatory pre-bid meetings took place on:   * * Monday, April 20, 2026, 11:00AM  13th Fl, Conference Room 13A32 * Tuesday, April 21, 2026, 11:00AM  17th Fl, Conference Room 1718   3. REQUESTS FOR INFORMATION (RFI)   * Additional RFIs will not be accepted.   4. BID DUE DATE   * Bids are due on Tuesday, August 4, 2026 @ 11:00AM.   5. ADDITIONAL INFORMATION   * SPECIAL NOTICE  SECOND SHIFT:   * * The project duration is 730 CCDs.   * * To achieve the Contract Substantial Completion date within the project duration specified above, the Owner shall permit the Contractor to perform the Work using two (2) work shifts per day. The Contractor shall employ the means and methods necessary to complete the Work within the required time frame, including, but not limited to, providing additional manpower and/or implementing a second work shift. Any work performed outside of normal working hours shall be coordinated with and approved by the Owner in advance. Shift premiums for covered unions and job classifications shall be governed by the Project Labor Agreement (PLA).   * Insurance: All contractors must be adequately insured by a NAIC-admitted insurance carrier. Non-admitted carriers will not be accepted.   * NYC H+H PLA: All Bids shall be in accordance with the terms of the NYC Health and Hospitals (HHC) Project Labor Agreement. The awarded contractor will be required to execute and submit a Letter of Assent to NYC H+H.   * Certified Payroll: Beginning January 1, 2026, all certified payrolls for contracts bid on or after December 31, 2025 must be submitted electronically through NYC eComply.   * MWBE: Under Article 15A of The State of New York, the following M/WBE goals apply to this contract: * M/WBE 32%. These goals apply to any bid submitted of $500,000 or more. Bidders not complying with these terms will have their bids declared non-responsive. Required Trade Licenses where applicable.

Scope of work The work under this Contract consists of the rehabilitation, modernization, maintenance, and service of thirteen (13) elevators located in six (6) residential buildings at Gun Hill Houses. The Contractor shall furnish all labor, materials, equipment, supervision, tools, transportation, and incidental services necessary to complete the Work in accordance with the Contract Documents. The Work includes, but is not limited to, the removal and replacement of existing elevator systems and the furnishing and installation of new elevator equipment, including elevator machines, controllers, hoistway components, car enclosures, entrance and car doors, communication systems, safety devices, and associated electrical and electronic components. The Work also includes all required testing, inspections, commissioning, training, and coordination with NYCHA and other contractors, including a separate electrical contractor. The Work shall be performed in phased construction to maintain building operations and minimize disruptions to residents. The Contractor shall coordinate all activities to comply with the scheduling, outage duration, and performance requirements set forth in the Contract Documents. In addition to the construction and modernization services described in Part A, the Contractor shall enter into a separate maintenance and service agreement (Part B) to provide preventive maintenance, repairs, inspections, emergency response, and related elevator support services following the completion and acceptance of the modernization work.
